Integrated Delivery

One Vision. One Team.

Most problems on a building project do not begin on site. They begin in the gaps between people: between the design intention and what is technically possible, between the budget and the specification, between the drawings issued and the work actually built. Every handover between separate parties is a place where information, responsibility and quality can be lost.

Decart works as a single accountable team across the whole project lifecycle. Design, engineering coordination, authority approvals, procurement, construction, interior fit-out and final delivery are held together, so decisions are made with their consequences visible and there is one party answering for the result.

Why Integrated Delivery

Fewer Gaps. Clearer Decisions. Better Delivery.

The value of a single accountable team is not speed for its own sake. It is that fewer things fall between people.

At handover The same elevation completed, with the finishes, lighting and external works resolved.

Single point of responsibility

One contract covers design and construction, so buildability, programme and finish are answered by the same team.

Design aligned with buildability

Details are tested against how they will actually be built before they are issued for construction.

Earlier cost visibility

Cost is developed with the design rather than revealed at tender, so decisions are made while they are still inexpensive.

Coordinated design and engineering

Architectural, structural and services information is reconciled on paper instead of on site.

Controlled procurement

Approved materials are tracked from sample to installation, so the specification survives the supply chain.

Structured construction management

Programme, subcontractors and inspections are managed against one baseline with regular reporting.

Quality assurance

Work is inspected against the specification and the approved samples, including stages that are later concealed.

Clearer handover

Testing, snagging and record documentation are treated as deliverables, not as an afterthought.

Our Process

A Clear Path From Brief to Handover.

Six stages on every project, scaled to its size and complexity. Programme is set per project rather than promised in advance.

  1. Discovery

We establish what you want to achieve, how you intend to use the property, and the constraints that are already fixed.

  2. Feasibility and Scope

The site, the plot conditions and the regulatory position are reviewed against your brief to test what is realistically achievable.

  3. Design Development

The design is developed in stages, with each stage reviewed for buildability and cost before it is progressed.

  4. Cost and Technical Coordination

Budget is aligned with specification, and structural and services information is coordinated into a single set.

  5. Construction and Fit-Out

The work is built and supervised against the approved drawings, samples and programme.

  6. Inspection and Handover

Testing, inspection and snagging are completed, and the project is handed over with its documentation.

Material Intelligence

Quality Is Designed Into the Detail.

Expensive materials do not produce a good result on their own. Detailing, coordination and installation do.

The difference between an interior that reads as considered and one that does not is usually invisible in the specification. It is in whether the stone was set out before it was ordered, whether the shadow gap was drawn or improvised, whether the ceiling services were coordinated onto one plan, and whether a mock-up was produced for the junctions that carry risk.

Decart controls quality through setting out, sample and mock-up approval, tracked material selection, and supervision of installation against the approved standard. It is slower to specify this way and considerably faster to build.

Established in Dubai

Built in Dubai. Defined by Detail.

Decart Building Contracting LLC was established in 2008 and works from Trade Centre First on Sheikh Zayed Road, Dubai. We deliver projects for clients in Dubai and across the United Arab Emirates.

Our experience spans private villas, villa interiors, residential developments, commercial and retail environments, renovation and landscape works. That range matters because the coordination problems are similar across all of them: approvals, sequencing, specification control and the interface between trades.
