Integrated Delivery
Most problems on a building project do not begin on site. They begin in the gaps between people: between the design intention and what is technically possible, between the budget and the specification, between the drawings issued and the work actually built. Every handover between separate parties is a place where information, responsibility and quality can be lost.
Decart works as a single accountable team across the whole project lifecycle. Design, engineering coordination, authority approvals, procurement, construction, interior fit-out and final delivery are held together, so decisions are made with their consequences visible and there is one party answering for the result.

Capabilities
Eight principal services, delivered individually or combined into a single design-and-build package.

One contract, one accountable team, from first sketch through to the handover file.

New villas, villa interiors and major remodelling, delivered as one coordinated programme.

Joinery, stone, ceilings, lighting and services brought into alignment on site.

Buildings, apartments and accommodation delivered to a repeatable standard.

Offices, stores, showrooms and clinics built around how they will operate.

Existing property reworked where the change actually adds value.

Pools, terraces, shade and planting built as usable outdoor rooms.

Independent planning, review and supervision when you already have a contractor.
Selected Work
A selection of Decart projects across private villas, retail and hospitality interiors, offices and specialist fit-out.

Why Integrated Delivery
The value of a single accountable team is not speed for its own sake. It is that fewer things fall between people.

One contract covers design and construction, so buildability, programme and finish are answered by the same team.
Details are tested against how they will actually be built before they are issued for construction.
Cost is developed with the design rather than revealed at tender, so decisions are made while they are still inexpensive.
Architectural, structural and services information is reconciled on paper instead of on site.
Approved materials are tracked from sample to installation, so the specification survives the supply chain.
Programme, subcontractors and inspections are managed against one baseline with regular reporting.
Work is inspected against the specification and the approved samples, including stages that are later concealed.
Testing, snagging and record documentation are treated as deliverables, not as an afterthought.
Our Process
Six stages on every project, scaled to its size and complexity. Programme is set per project rather than promised in advance.
We establish what you want to achieve, how you intend to use the property, and the constraints that are already fixed.

The site, the plot conditions and the regulatory position are reviewed against your brief to test what is realistically achievable.

The design is developed in stages, with each stage reviewed for buildability and cost before it is progressed.

Budget is aligned with specification, and structural and services information is coordinated into a single set.

The work is built and supervised against the approved drawings, samples and programme.

Testing, inspection and snagging are completed, and the project is handed over with its documentation.

Material Intelligence
Expensive materials do not produce a good result on their own. Detailing, coordination and installation do.
The difference between an interior that reads as considered and one that does not is usually invisible in the specification. It is in whether the stone was set out before it was ordered, whether the shadow gap was drawn or improvised, whether the ceiling services were coordinated onto one plan, and whether a mock-up was produced for the junctions that carry risk.
Decart controls quality through setting out, sample and mock-up approval, tracked material selection, and supervision of installation against the approved standard. It is slower to specify this way and considerably faster to build.

Established in Dubai
Decart Building Contracting LLC was established in 2008 and works from Trade Centre First on Sheikh Zayed Road, Dubai. We deliver projects for clients in Dubai and across the United Arab Emirates.
Our experience spans private villas, villa interiors, residential developments, commercial and retail environments, renovation and landscape works. That range matters because the coordination problems are similar across all of them: approvals, sequencing, specification control and the interface between trades.

Practical guidance on cost, procurement and renovation planning, written for owners rather than for search engines.

Why a single rate per square foot tells you almost nothing, which decisions actually move the number, and how to get a figure you can plan against.

The two procurement routes allocate risk differently. Understanding where that difference falls is more useful than asking which is better.

Renovation goes wrong for structural reasons, not accidental ones. Most of them are avoidable by doing the work in the right order.
